The rise of vertical housing continues very strong, thanks to the interest of foreign and national buyers

Tijuana is experiencing an exponential boom in terms of vertical housing, since there are currently at least 100 authorized projects under construction, where interest lies not only in foreign investors, but also in national investors.

In the words of Lic. Ruth Sastré Ibarra, president of the State Council of Real Estate Professionals of Baja California (CEPIBC), this boom exploded a few years ago and its potential continues, even with greater vigor.

She reported that according to figures from Canadevi BC, by 2023 more than 5,000 vertical homes are projected in the state, and 4,500 in horizontal mode, where the credits go hand in hand with institutions such as Infonavit.

Meanwhile, she mentioned that only in Tijuana the municipality has authorized around 100 vertical housing projects, which are under construction in various parts of the city.

And it is that it has been seen that the interest in this type of property is not only from the foreign buyer, but also from the national, which speaks of the attractiveness that this border has gained as an investment pole.

In this sense, the leader stressed that when a project begins to be developed, it does so even with 20% to 30% of its units sold, or sometimes more, so the taxes and spillovers that they generate for the city are utmost relevance.

“Yes, verticality is being triggered strongly and not only in Tijuana, where there is the greatest demand and supply, but also on the coast where there is more demand than supply, for this reason we are generating figures,” she noted.

Finally, Lic. Ruth Sastré mentioned that the support of institutions such as Inegi, Cemdi and Colef is required, so that the information collected through the different real estate associations becomes official data.
