Tijuana will have more than 5 million square feet in industrial spaces

Even though Tijuana registers a great demand for industrial space, by 2023 and 2024, the city will have more than 5 million square feet available to receive new industrial operations.

This was highlighted by Architect Cristina Hermosillo, president of Economic and Industrial Development of Tijuana (Deitac), who clarified the rumors that in Tijuana there are no more spaces for industrial buildings.

The leader affirmed that the construction projects continue, thanks to the 17 industrial developers that exist in the city and that are part of Deitac.

In this regard, Elizabeth Zamora, representative of the developer Finsa, mentioned the history of absorption in the city since 2018, when there was a figure of 3,014,304 square feet, followed by 2019 with 3,603,587; in 2021 with a record 7,701,979 square feet, and in 2022 with 4,433,970 square feet.

She said that the availability at this time is less than 1%. However, there is a product depending on what was detonated in 2022.

This new construction, she noted, will provide availability for 2023 and 2024 with a total land area of 26,348,890 square feet and a leasable area of 5,395,615 square feet, so new industrial operations that arrive in the city will count with space available.

For his part, Jonathan Pomerantz, from the developer Meor, pointed out that the expectation and projection of investment amount to 635 million dollars, which includes land, construction, and project.

The above, he pointed out, will generate 15,000 to 20,000 new jobs for this 2023 in Tijuana, for which a whirlwind of industrial movement is expected.

Regarding the issue of electrical infrastructure, he added, an investment of 47 million dollars is considered to supply the new investments that arrive in the city since a total of 82,400 KVAs is contemplated for Tijuana.

“The private initiative is committed to generating this infrastructure, with the support of CFE and CENACE to allow this to happen,” he said; since there is energy, what is required is the infrastructure to be able to supply it.

Finally, he explained that what will be done is to reinforce the infrastructure of the CFE, for which the wiring will be taken to the industrial parks where private substations will be installed and thus have electricity where it is required.
